Many owners ask whether to hire a contractor on a turnkey basis or manage the build with a project management consultant (PMC).
Turnkey
One party handles design, materials and construction. You save coordination effort. The risk is that the same party checks its own work, so a clear specification and independent checks matter.
PMC
You pay contractors and suppliers directly while a consultant plans, checks quality and verifies bills. You keep more control and visibility, but you make decisions and pay on time.
Which to choose
- Little time and want simplicity: turnkey, with stage-wise inspection.
- Want control and transparency, or live outside the city: PMC.
- Unsure: start with design and a BOQ, then compare quotes.
Whatever you choose, write down scope, specification, schedule and payment stages.
